Housing Starts Up Strongly in June

Nationwide housing starts and permits posted substantial gains in June as home builders responded to improved market conditions and the impending expiration of the first-time buyer tax credit, according to data just released by the U.S. Commerce Department.  Commerce reported a 3.6 percent gain in overall housing starts to a seasonally adjusted annual rate of 582,000 units and an 8.7 percent gain in permit issuance to 563,000 units.

“Today’s report was in keeping with our forecasts for some glimmers of improvement on the single-family side in the second quarter, and also with the results of our latest builder surveys,” said NAHB Chief Economist David Crowe.

Single-family housing starts rose for a fourth consecutive month in June, posting a 14.4 percent gain to a seasonally adjusted annual rate of 470,000 units, while single-family permits rose for a third consecutive month, posting a 5.9 percent gain to 430,00 units.  Regionally, housing starts were mixed, with the Northeast and Midwest posting big gains of 28.6 percent and 33.3 percent, respectively, and the South and West posting declines of 1.4 percent and 14.8 percent, respectively.

“As the current economic downturn has shown, housing has a significant impact on our national economy, and for that reason it’s important that we recognize the importance of homeownership this month as well as throughout the year,” said Joe Robson, chairman of the National Association of Home Builders.

For individuals, homeownership means mortgage interest and property tax deductions; the stable investment that comes with home appreciation; increased borrowing power; and the ability to build equity. More broadly, a healthy housing market creates a positive ripple affect into our communities across the country — NAHB member companies employ 7 million people nationwide and home building accounts for 15 percent of the gross domestic product (GDP).

There is no better time to take advantage of the benefits of homeownership — interest rates are at 40-year record lows, home prices are more affordable, there is a great selection on the market to choose from, and first-time home buyers can benefit from an $8,000 tax credit.

Light At The End Of The Tunnel?

Can we see the light at the end of the tunnel?  Maybe so!  According to numbers released by the U.S. Department of Commerce this week, nationwide housing starts turned upward for the first time in eight months this February, posting a 22.2% gain.  Building permits, which can be an indicator of future building activity, rose 3% overall, though the Northeast Region recorded an impressive 27.6% gain.  This would seem to suggest a glimmer of hope as we enter into the prime spring home buying season.

And what a time it is to be buying!  With all the negative news in the media, buying a new home can be a scary thought.  However, if you’re brave enough to stray from the herd, you might be in for the home-buying opportunity of a lifetime!  If you’re qualified to buy a home now, if the purchase makes sense for your situation and you’re prepared to live in the home for at least five years, here are some reasons why you may be headed for a great deal:

Affordability is better than ever.   According to the National Association of Realtors’ housing affordability index, homes were more affordable in January 2009 than at any point since the group started the index in 1970.  The affordability index is a measure of the relationship between home prices, mortgage interest rates and family income.

Large inventory means great selection.   In most places, it is taking longer than usual to sell a home, which has created a large inventory of homes on the market.  This has resulted in reduced pricing and greater affordability.  Buyers can take advantage of this, but if you put off your purchase until the inventory shrinks substantially, you might not get as good a deal.  And be forewarned: It’s nearly impossible to time the exact bottom of the housing market, and even if you do there’s no guarantee that you’ll make a killing.

Mortgage rates are historically low.   It’s not just the price of the home that will affect affordability.  Mortgage terms will also affect your monthly payments.  Rates on popular 30-year fixed mortgages are at a level not seen in decades, currently around 5.09%.  And lenders are writing mortgages.  Yes, you’ll need good credit, an appropriate downpayment and be able to document your income in order to qualify for these great rates, but they’re out there!

Our New Certified Green Professional (CGP) Designation!!

Stephen Rodgers, President of Charter Residential Development, LLC, recently became one of the select group of professional builders, remodelers, and other industry professionals nationwide who have earned the Certified Green Professional (CGP) designation, identifying him as someone with knowledge of the best strategies for incorporating green building principles into homes.

The CGP program is administered by the National Association of Home Builders (NAHB) University of Housing and is sponsored locally by the Home Builders & Remodelers Association of Fairfield County.

In three days of course work, the CGP curriculum incorporates a variety of information tailored to green building and business practices.  The CGP curriculum incorporates training by leading building industry practitioners and academics on a range of topics, including strategies for incorporating green building principles into homes using cost-effective methods of construction, and how green homes provide buyers with lower maintenance and good indoor air quality.  Techniques are also discussed for competitively differentiating your home products with increased indoor environmental quality as well as energy and resource efficiency.

CGP program graduates are required to maintain their designation by completing 12 hours of continuing education every 3 years, a portion of which pertain to green building activities.
